Main Structural Features

  • Steel frame with concrete floors, metal faced cladding and glazing
  • Raised floors with anti-static tiles
  • Typical floor loading of 7.5kN/m²
  • 4.1m slab to slab height, minimum 3.45m clear height
  • Minimum height of 600mm in fully fitted area, minimum clear height of 2.85m
  • Column spacing primarily based on a 8m grid

Redundant Power

  • Incoming dedicated mains power supplied via 2 x 22kV supplies
  • Diverse A&B supply, distributed at 415V via busbar system
  • Up to 2MW of power per floor plate
  • Power and cooling are supported by 12 x 2MVA diesel generators
  • On-site diesel tanks (150,000 litres) support 24 hours at full capacity with 2 hour, 24x7 fuel delivery
  • Floor by floor UPS / DRUPS configurations options: N + 1 and N + N. Battery reserve typically 10 minutes back-up time

Cooling and Environment

  • Minimum N + 1 resilience on condenser / chilled water cooling system
  • Temperature and humidity in technical space to industry accepted standards and maintained within energy efficient parameters
  • 8 cooling towers at roof level supplying 1000 watts of cooling per m²
  • CRAC units provide conditioned air to technical space
  • Diverse condensed water distribution pipe work (ring main type)
  • Water Leakage Detection system

Fire Detection and Suppression

  • Analogue addressable fire detection system in all areas (smoke and heat) with manual break-glass units
  • VESDA early warning system
  • Inergen gas suppression system
  • Dry pipe sprinklers in technical space, with water ingress protection and monitoring provided where required
  • Dry risers to all floors
  • Smoke and gas extraction

Building Management Systems
